Phase 3, commonly known as Remediation, is an option if contamination “above regulatory levels” is found during the Phase 2 evaluation.

Remediation, also known as Phase 3 Environmental Site Assessment (ESA), refers to the process through which the soil and/or groundwater conditions of a Site are returned to Ministry of Environment Conservation and Parks (MEP) legislated standards for a given region. Contamination defined during a Phase 2 is removed and/or treated in such a way that they meet MECP defined standards.
The scope of work associated with the remediation process for a given Site depends on a number of factors: type of contamination; depth of contamination, soil conditions, groundwater conditions, and general site accessible.
The scope of remediation can extend from the removal of surficial contamination from an above ground storage (AGT) to more in-depth, and involved contamination such as that affecting groundwater and/or exiting under structures.
