Sector: Developer: Residential Development. The client purchased a commercial property with the intent to remediate the site and then develop the property for high-density residential use.

Time: 2 weeks (start to finish).

Description: Several metric tonnes of impacted soil were removed and replaced with compacted granular material.

Benefits: The client successfully recovered 100% of the held-back valuation of the property and successfully achieved Record of Site (RSC) designation for residential use.

Description: Leaking fuel storage tanks were removed. Impacted soils and groundwater were remediated. In addition to the removed soils, Fisher Engineering Limited completed an extensive injection and water treatment program to ameliorate groundwater contamination.

Benefits: Client was able to successfully recover 100% of the held-back valuation of the property.

Durham Region – Phase I & II ESAs, Soil Remediation, Record of Site Condition Filing

Sector: Corporate: Residential Development and Rezoning from Industrial to Residential Time: 12 months (start to finish)

Description: Several metric tonnes of impacted soil were removed and replaced with an infiltration gallery and compacted granular material. In addition to the removed soils, Fisher Engineering Limited completed an extensive injection and water treatment program to ameliorate groundwater contamination.

Benefits: Client was able to successfully recover 100% of the held-back valuation of the property due to remediation actions and apply for re-zoning associated with proposed residential development on former industrial property.

Halton Region – Phase I & II ESAs

Sector: Private (Automotive): Property Acquisition Due Diligence Time: 2 months (start to finish)

Description: Phase I and II Environmental Site Assessments (ESA) were conducted for the site in support of a due diligence investigation associated with a potential property acquisition. The owner wanted to continue and expand the same automotive operations after purchase. Samples were taken both inside the existing building and on the property at large. Impacted soil and groundwater associated with historical, current on-site, and off-site operations were identified on the site. Site contaminants were delineated. The estimated volumes of soil and groundwater requiring cleanup were presented to the client, along with several remediation options.

Benefits: A cost estimate to remediate the identified soil and groundwater impacts was provided to the client for the purpose of vendor negotiations.

York Region – ESA Phase 1, 2, 3, RSC Brampton Area – Phase I & II ESAs, Soil Remediation, Record of Site Condition Filing

Sector: Private: (Equity Real Estate Investment Firm) Residential Development and Rezoning from Industrial to Residential.

Time: 17 months (start to finish) 

Description: Phase 1 & 2 ESAs indicated that a historical building constructed in the early 1910s and demolished in 2008 had former on-site activities consisting of: paper manufacturing and processing, cleanser manufacturing, tannery operations, solvent storage, and asphalt treatment activities. The property was also in the vicinity of a former asphalt treatment plant. Contamination was delineated. Phase 3 soil remediation was conducted via excavation and disposal. A Record of Site Condition was successfully filed for proposed land use redevelopment.

Benefits: Due to soil-only remediation actions, the Record of Site Condition was acknowledged so that the client could proceed with the residential redevelopment plans within budget and the desired timeline.

UST, ESA 1-3, RSC

GTA – Phase I & II ESAs, Water and Soil Remediation, Record of Site Condition Filing

Sector: Corporate, Multi-Story Residential Development and Rezoning from Industrial/Commercial to

Residential/Commercial

Time: 12 months (start to finish) 

Description: The ESA Phases 1 & 2 discovered that the site had been contaminated during historical industrial use with waste and furnace oil UST operations. Contamination was delineated. The client moved ahead with Phase 3 soil and groundwater remedial work.

  • Several metric tonnes of soil contaminated with PHC and PAH metals were excavated and disposed of.
  • Several Litres of PHC-contaminated groundwater were pumped out by vacuum truck and disposed of at a MOE-licensed treatment facility.
  • During the excavation, an abandoned Underground Storage Tank (UST) was found and removed

Benefits: The soil and groundwater conditions at the property were brought into compliance with MOE Standards. A Record of Site Condition (RSC) was filed and acknowledged for proposed land use/zoning changes from industrial/commercial to residential/commercial. The client proceeded to construct a residential multi-story condominium.
